Closed Crawl Space
There are two building codes for crawl spaces: the open vent design and closed crawl space design. We can make both designs more energy efficient, and free of mold. We have lifetime warranties for no-mold and a performance guarantee of no-condensation.

We have used IES for a number of years to help with crawl space moisture, indoor air quality, and attic insulation. They have done extensive work in our crawlspace (replacing, cleaning, sealing all ductwork; application of fungicide; sealing the space). Their work is excellent. A detailed breakdown of proposed work and cost with pictures of your particular situation is reviewed with you. Questions are answered promptly and completely. When you proceed with work, the crew arrives on time and quickly gets to work. The crew is friendly, knowledgeable, and go the extra mile (eg: changing some burned out light bulbs in the crawl space). I cannot recommend IES highly enough! We had extensive mold issues in our house (discovered through a different and unrelated inspector) due to various factors, and IES is the company we chose to address those issues. We had mold in our attic, crawlspace, kitchen sink, HVAC system, and the walls in our basement, and after they remediated the mold, they did a lot of energy improvement work, so it was a pretty big residential job. From start to finish, working with this company was like a dream. From their own inspection to scheduling to answering questions to the detail of the proposal to project/detail management to execution of our project, they were professional, responsive, highly knowledgeable, and efficient every step of the way. I had cause to speak directly with every member of their staff (including the owner) at one point or another, and everyone is kind, helpful, informed, client-oriented, and has great integrity. This is also a company that understands the role that mold plays in human health, in a way that most companies in the industry do not. We chose this company over others despite the higher costs because they were 1) performing far more extensive work for the money and 2) they offered the only plan for lifetime warranty against a return of the mold versus one to two years for others. Viewed from the warranty, the price was more than competitive. If we had to redo the work of anyone else, the price would have more than doubled.
They arrived on time for both the estimate and when the work began. The work took almost two full days to complete. They were at all times professional, polite and worked diligently. That was important when realizing that you live with a very noisy air filtration system in the house while work is being done. They removed everything from the crawl space, which was no small feat. They had to “drag” a lot of materials back and forth across the front lawn near the garden, but they were extremely careful of not damaging anything.
When they moved inside the house the next day to clean and seal all the duct work, they were again extremely careful. They placed plastic runners over the hardwood floors and carpeting up the stairs and into all the rooms, and carefully guided the hoses over the hand railing so as not to just let it drag across the finish.
When they were done, they patiently waited for us to select what items we wanted to return under the house and what items we wanted to dispose of and they then took care of disposing of the items for us. When they left, every bit of trash was gone with them and there was nothing left behind to tell that they had ever been here.
I can say that my nose and sinuses detect no mold at all, and that is a huge relief! Though the cost is big, it is not as big as the relief from the mold, the pleasure of breathing clean air and the knowledge that we have a long term warranty. Great job guys, and thank you!

We purchased a large home with a disastrous crawlspace: moldy, wet, falling insulation, rodents, etc. Indoor Environmental Systems did a very thorough on site assessment and gave us an estimate for a total makeover. They were very specific about the scope of the work and discussed in detail the benefits of crawl space vapor sealing and attic sealing. We had not planned on investing so much money in what was originally going to be a cleanup of the crawlspace, but after doing our research we were convinced that the energy efficiency we would gain would be tremendous. They did a meticulous job on the 3000 square foot crawl space, spending many 100 degree days underneath the house. We uncovered some foundation issues and they came back later to help clean up after the repairs at no charge. They discovered critical problems in the air system flex ducts which we also subsequently had repaired. The work was very professional. Great team, careful work, and excellent follow-up throughout. The air in the home is now as clean as can be. We highly recommend their services!

After a walk through review of my whole house, and a discussion of my concerns about excess heat in the summertime, I was given a list of ideas for energy efficiency projects I could do myself. I was also provided a proposal to add insulation, seal air gaps, and install an attic radiant barrier. I accepted the proposal after doing some research of my own. The installation went very well. The workers were on time, were careful to protect my carpets and property, and did a thorough and complete installation. While the price was probably not the lowest I could have gotten, the work was done so well and quickly, that I believe I received excellent value.

We had just recently moved to North Raleigh from Southern California the month prior and rented a home, sight-unseen. My two year old was sick within a few days, my five year old daughter after a few days thereafter and after about a week my wife and I came down with acute sinusitis and bronchitis. It was really, really bad. I found mold growing under a couple of the air vents and reported it to the property manager. A few days later, the property manager sent out a “certified” mold technician who came out and did a visual inspection of the dwelling and air sampling, but found nothing. The property manager informed us that there was nothing wrong with the rental and we would not be released from our 12-month lease agreement.
I needed a competent professional to get to the bottom of what was hurting my family, so I selected Indoor Environment Systems. Steve did not disappoint. He went through all of the interior spaces of the home (including the attic, crawlspace, and HVAC ducting) he documented everything he found with digital photographs, tape lift samples and air samples. He had the lab results complete within a day or so and sent a detailed PDF report to me via email. When confronted with Steve’s authoritative and detailed report, the property manager “decided” to release us from our lease agreement.
Steve – who is also the owner – was very personable and took time to explain the factors affecting the indoor air quality of a home so I would know what to look for in the future. Steve is someone who clearly knows his trade and the quality of his work reflects that he cares deeply about what he does. Not surprisingly, he guarantee’s all his work. His indoor air quality report was thorough and authoritative; far superior to what was produced by the property manager’s chosen company. I highly recommend Steve and his company and although I compensated Steve fairly for his services, I feel that I owe him a debt because his attention to detail saved me and my family from a potentially dangerous situation.

I previously had a problem, and they provided an assessment. They told me what needed to be done and recommended other things to save me money in the long run. They went over some alternatives, too. Our crawlspace was so damp and humid that it resembles a tropical rain forest. After 2 years of research and trying to be our own general contractor we found IES. IES organized all parts of the project and accomplished the work in 3 days. They were completely professional in all aspects. They were knowledgeable of all aspects of work to be done. In the first interview, they were able to outline and describe what was needed. They did a complete mold remediation and treatment for long-term effectiveness on the wood substructure of the house. This is significant for the prevention of termite infestation. They replaced all old ductwork and redesigned to accommodate the addition of a mini split heat pump. They completely insulated and enclosed crawlspace. Our crawlspace has been damper than the outdoor environment. They installed a dehumidifier to assist controlling the extreme humidity and had all extra electrical outlets installed for 2 sump pumps, 2 heat pumps, one dehumidifier. They also had an HVAC company to install mini split heat pump w/separate ductwork.
They answered every question I ever had before starting the multi-faceted project, during and after the project was finished. They were very accommodating – quick, clean, polite, informative, patient technicians and management. The technicians were always working, clean, polite and helpful if I had a question. Because of the thorough encapsulation of the crawlspace, they also installed an FFAVS for fresh air ventilation and filtration. All work was completed in three days.

Sealed my vents to the living area, cleaned the duct work, sealed the AC unit in attic, streamlined the duct work in attic for greater efficiency and finally added a layer of composite material to shield the heat in and cold out in winter and vice versa in summer to decrease energy usage. We were worried about mold as we had some leakage from upstairs showers. During the initial inspection, it was determined that the leaks were temporary (we had resealed drain gaskets), and there was no issue from the showers. However, the crawl space did show lots of evidence of mold. The suggested remedy for our air quality issues was to seal the crawlspace and especially seal up the wall that bordered the living space wall of the house (split level ranch). The intake ducts for the HVAC were completely unsealed and were drawing in air from the crawlspace. There was mold present all over this area. The estimate for was a solid day of work. The crew was there early. Some focused on cleaning the ducts while others worked on sealing the crawlspace. Everything was done exactly as planned.

Overall, it went well. There was a two-month delay getting my appointment on the calendar, but it was over the busy Thanksgiving/Christmas/New Years holiday season. When the company connected with me, however, things moved very quickly. He was professional and pleasant, and he was pleased to have me accompany him throughout the job, giving me a running commentary and answering all my questions. I was also very happy that he was willing to talk technical with me. I have some experience and like to talk details, but not all providers are willing to do that. After getting our quote and making a decision to move forward, Stephanie stepped in as the project manager. She was a pleasure to work with – knowledgeable, friendly, and responsive to all my questions. She set us up with an appointment for the project and let us know approximate timing through the course of the 2-day project. Since we were replacing HVAC ducts, there would be times when the A/C wasn’t running. Plus we would need to run the fan continuously while the materials in the crawl space cured. We have utilized Steve and Indoor Environmental Systems to completely seal the crawlspace, upgrade HVAC ductwork, and other energy tweaks in three homes of varying sizes, over a five-year period. One of the crawlspace projects was exceptionally large (nearly two stories high in some areas). The primary objective was to eliminate any potential for humidity and mold issues, while incorporating some passive strategies to reduce radon levels. (All three homes were already below EPA standards, but for personal peace of mind we wanted to push the numbers as low as possible). In short, the work was meticulously engineered and delivered, and the sealed spaces perform exceptionally well. Steve has a great crew. The resulting “rooms” are nearly NASA-grade clean, remain completely dry, maintain the temperature of the living space (reducing energy use), and all have significantly reduced radon levels. An additional benefit is that sealed crawlspaces remain pretty much bug-free… The IES team always responds quickly whenever we have a question, concern, or require a fix (stuff happens). The service was great and exactly as quoted/advertised. We had interviewed several companies for the work. IES was certainly the higher priced quote, but our confidence level in the quality of work they would perform was high, and very important due to serious health issues of a family member. Steve was very helpful when he came to assess and quote the job. Stephanie was always available by phone and very responsive with questions throughout the scheduling and actual work process. Miguel did an exceptional job of leading the team in the actual remediation. We have a very large crawlspace (~2400 sq. ft.) and it was amazing to observe how efficient they were while doing an exceptional job. It was very cold the two days they came in January, but they worked non-stop throughout the project. When I was quoted 2 days to perform the entire remediation, I simply couldn’t believe it could be done in that amount of time – but they completed the project on time. Indoor Environmental Systems (IES) sealed off our crawlspace and cleaned and painted our ductwork. I got 3 quotes from various companies that perform crawlspace encapsulation. IES was in the middle quoting around $10,000 plus they were the only one to offer a lifetime warranty. Their plan on my 1970’s house was to remove all the old insulation, scrub down all the wood to remove mold, spray the wood to prevent future mold growth, wipe down all the duct work and patch any holes, seal all the walls, put up insulation board on the walls, put down a thick, reflective floor cover, and several other items. This would make the crawlspace essentially like another room. The crew was very polite and professional. They arrived on time and worked diligently. After the first day’s work, there was one item that was missed, so when they returned the following day I relayed that info to them and they apologized for missing it and had no problem doing some rework to fix the issue. We also had them clean and apply a mold preventative paint to all of our ductwork for an additional cost. It has been almost a year since the work was done. We’ve had a very wet summer and I haven’t seen any moisture in the crawlspace at all. I had bought 5 temp/humidity sensors to place around the house and crawlspace. During the damp summer, the crawlspace is usually about 5 degrees cooler than the house with a 5% higher humidity than the house. I am very pleased with the results and would recommend IES to others looking to do similar work.

Partial removal of water damaged floor / subfloor, remediation / cleaning of mold underneath. Sealed remaining subfloor to prevent repeat occurrence (work included protection of areas outside of the immediate work area with masking, HEPA air scrubbers, and by introducing negative air pressure in the work area to vent mold spores and dust outside the home). The first great thing about this provider is that a live body answers the phone every time – no voicemail. They were able to come out the next business day to provide an estimate, and schedule the work for early the following week. The crew arrived on-time and took all expected steps to protect the rest of our home from any mold / dust released as work was being performed. IES removed all air duct insulation (attic and crawl space); cleaned, sealed and re-insulated all ducts; removed all crawl-space insulation; removed mold, cleaned/sealed floor/joists, installed new insulation; sealed crawl space from ground and outside; added fresh air supply to HVAC system and supply air to crawl space; sealed and added new insulation to attic. House dust and odors have been eliminated, and cooling costs for the 3 HVAC systems have been cut in half. IES provided a significant credit for finishing the job sooner than anticipated. Work crew was very responsive. IES staff was very knowledgeable and helpful.

A faint smell of mildew prompted us to have the crawlspace of our 1970s house encapsulated. Four estimates were obtained, all with different solutions, just to confuse us, but it was the thorough inspection and recommendations by Robby Cleere of IES that made the most sense. Frequent communication from Stephanie Maresca before, during, and after the encapsulation kept us informed of each step of the process. Miguel and his crew, who did the actual work, were both professional and efficient. They also did an excellent clean-up, which is something we don’t often see. Would definitely recommend IES!

During my spring AC service, the tech found mold in my HVAC ducts. After a little study, it became quickly apparent the scope of the necessary remediation work was beyond my capabilities. I talked to several companies, did more research, and although IES was not the least expensive, their recommendations as to what needed to be done were by far the closest match to what I had be able to learn about the problem on my own. They did the job in one day; were professional, friendly, and helpful; patient with my questions, and left the house as clean as when they arrived. Once the work was completed, they e-mailed me before and after pictures of the inside of the ducts, which showed a dramatic improvement. They even arranged for me to get a $190 rebate from Duke Power, something I had never considered. I was very pleased with IES’s performance from the time I contacted them through the end of the project. I am also happy to no longer have to worry about potentially dangerous mold spores being blown about the house and would definitely recommend IES to anyone with similar mold problems.

Got a referral to IES from an acquaintance and they put together a sensible, easy to understand synopsis of the issues to be addressed and the fixes recommended. Great job in bringing our insulation above the bonus room up to code and putting in a new duct that was improperly done by another company. They also put in additional insulation in our open space attic.
Work was done professionally and everything was cleaned up. They protected our carpets so no damage was done. After the work was completed they showed me the before and after pictures. Our bonus room is now much warmer than before. Great job and would highly recommend them.

I have been pleased with the work that I.E.S. did in my home this past week and it was exactly as Steve McLeod had explained it to me. The basement was cleared of all the unnecessary clutter and thoroughly cleaned of mold as well as four crawl spaces in my 78 year old home. Also, a kitchen sink former leak was repaired of its occurring mold problems (above and below the floor level) which greatly pleased me. And then on the final day, the home was totally cleaned by Green Oasis. Miguel was quite professional in directing his team of workers, and was direct and kind in his explanations to me regarding any questions I may have had. It is so nice to have a home that is clean and free of mold.
